Terms and Conditions

A booking is confirmed when you receive written conformation from us of your stay. When you receive a letter of confirmation either by email or hard copy, this signifies that both parties have entered into a binding contract which is subject to all the Tub Cottage terms and conditions.  Please ensure the details on your booking confirmation are correct, and advise us immediately if there are any errors.

Payment

To secure your booking we require a deposit of £50 per week, with the balance payable four weeks prior to arrival. If booking within four weeks of arrival, the whole cost is payable on booking. Please make cheques payable to Mrs L. Redfern.  If you would prefer to pay by bank transfer, please contact us for our bank details.

Cancellation

In the event of cancellation, deposits are non-refundable. If a cancellation is made within four weeks of the start of your holiday, the full balance will be payable unless we are able to re-let the cottage. If we do succeed in re-letting the cottage, you are no longer liable for the balance. If you have already paid the balance, we will refund it to you less a £20 administration fee. We strongly recommend that you take out a cancellation insurance policy against this eventuality.

Non- Availability of Accommodation

We would only cancel your holiday if your accommodation was unavailable for reasons beyond our control.  In this situation, we would refund all monies paid by you for the holiday.  Our liability would not extend beyond this refund.

Arrival

The cottage will be available from 3pm on the day of arrival.

Departure

Please vacate the cottage by 10am on the day of departure to allow us time to make it ready for the next guests.

Use of the Property

The number of guests occupying the cottage must not exceed four plus one baby and one dog.   No other pets are permitted.  Guests must use the cottage for personal and domestic purposes only and not for commercial purposes. We reserve the right to refuse entry to the party if these conditions are not observed.

Care of the Property
All guests agree to take all reasonable and proper care of the property and the furniture, pictures, fittings and effects in or on the property and leave them in the same state of repair and condition and in the same clean and tidy condition at the end of the rental period, as at the beginning.  We may require payment from guests to cover the replacement of broken items or the repair of damage, in or to the property along with any additional costs which may result; for example, extra cleaning costs.

Please report accidental damage or breakage if and when it happens. Repairs and replacement items can then be arranged in advance of the arrival of other guests. We may make an additional charge of £30 if accidental damage or breakage is not reported to us when it occurs.

Fire Safety Regulations

To comply with fire safety regulations, no naked flames or candles are to be used in the cottage.  The cottage is strictly non-smoking and we ask guests to refrain from smoking in the immediate vicinity of the cottage at all times.

Wi-Fi

Use of the Tub Cottage Wi-Fi is subject to the Tub Cottage Wi-Fi Terms and Conditions.

Liability

We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless it is proven to have been caused by a negligent act by ourselves, our employees or contractors whilst acting in the course of employment.

Right of Entry

We reserve the right of reasonable access to the cottage at all times, but, where possible, we would advise you in advance if access were required.

Children
Children must be supervised at all times in the cottage and in the outside seating area (this is not enclosed).  Under no circumstances should children be left alone in the cottage.

Pets

One well behaved dog is allowed in the cottage free of charge.  Dogs must not jump/sit on the settees or beds and must use their own bed.  They must not be left unattended in the cottage under any circumstances.
